Sandpiper Avenue
case study
The background behind this home
Having a young family ourselves, it was very satisfying, and fun, to build a house that we knew would be so loved its new family for many years to come. Their 295m2 4-bedroom, 2-bathroom home with office and separate media room is built on a Kiwi ¼ acre (1000m2) section in a large, new subdivision in Point Wells.
Ideally suited to a family with a home-based business or who can work remotely, Point Wells offers safe swimming, fishing off wharves and a friendly, close community.
We’ve created a home that is positioned on the large section so that there is loads of room for a swimming pool, trampoline or badminton court.
For the landscaping, the decision was to go with feature pieces to ensure there was a lot of lawn and pool area. The large palms at the front of the property tie in well with the raised featured garden and raised, wharf-like boardwalk leading to the front door.
Being in a subdivision, the developers had placed covenants on all home designs. The plans for this C-shaped, north-facing home built around 110m2 of decking were accepted by the developers without issue.
The build
There are a number of stand-out features in this family home for us. We particularly like the vertical shiplap cedar weatherboards and love the easy, open-plan design of this gently curving home with its 2.7m stud. The deck and house get plenty of sun, yet there is also a sheltered area on the western side for comfortable barbequing and outdoor dining.
This home gives a sense of space, which is enhanced by the polished, white chip concrete floors throughout. It is a house with great indoor – outdoor flow and has been built with easy entertaining in mind. The spacious designer kitchen and butler’s pantry makes cooking for a crowd as low stress as it can be.
Design and build
Built for the future, the house has keypad entry, remote alarms and fully integrated data, audio and visual systems.
This family home was another very gratifying opportunity for the design and build skills of the team at Edwards Builders to shine. We provided a complete start to finish service. There was plenty of scope for creativity and originality, and the collaborative approach worked out really well in terms of design and value.
Having our designers, project manager, building team and qualified tradespeople all working together is an opportunity to show our creativity and craftsmanship in one building project, which we love doing.

Graham Gribble of Coastal Consultant’s architectural design team has enjoyed working closely on several projects with Beau and his builders, including Beau and Nicki’s own home in Point Wells, 87 Sandpiper Ave: the result was outstanding.
They came to us with some great ideas for their own build in Point Wells and we have been impressed with how extremely well-organised, motivated and passionate they both are.
It has been a rewarding process from initial concept to completion of this project and we look forward to being involved in their future projects.
